What are measurement services?

Home measurement services are just what they sound like: Based on what you want, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a floorplan service work?

During a measurement service, an appraiser measures the home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they note the layout of the rooms and other features, like stairs, entryways, and fireplaces. They may sketch out the property. Then, the appraiser creates a report and detailed sketch showing the total area of the house and the overall layout. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are floorplan services required?

Property tax records often reflect incorrect square footage because the values can come from several sources, and sometimes go unproven — meaning you may be paying for more square footage than you have!
